In the late 1940s, Frank Lloyd Wright and his students created the village of Usonia on 100 acres of wooded land in the town of Mount Pleasant, NY. Their work was rooted in Wrightโ€™s principles of mid-century modern design. Nearly eight decades later, a new modern enclave is on the drawing table in Ossining, NY, less than 20 minutes from what is now Usonia Historic District.

โ€œWeโ€™ve designed these homes with the mid-century modern feel, but I think a fantastic way to describe it is new-century modern,โ€ says Jenifer Smith Couti, developer from Atelier Atlantic who co-owns the property with her husband, Pascal. The first of three lots in this boutique community called Moradia is on the market. The proposed house, named Masia, which translates as โ€œcountry house,โ€ has been designed to meet the demand of the modern homebuyer through new building technology and energy efficiency, while celebrating timeless design ideas rooted in the mid-century modern movement: simple lines, quiet luxury, efficiency and deep connection to nature.

This four-bedroom, four-bathroom, single-story home will be built on the smallest of the three lotsโ€”just under 2 acres. All three elevated homesites offer privacy in a wooded setting. The design is characterized by high ceilings, open living spaces and lots of windows to connect inhabitants with the surrounding natural environment and maximize scenic views.

โ€œIn the 1990s and early 2000s everybody wanted colonials and farmhouses. The younger generations have flipped the switch and want modern design with lots of light and open space,โ€ says David Turner, real estate broker from Compass in Armonk, NY, and listing agent for the property. Since the Covid-19 pandemic, she said many clients want to live in their homes differently, with flexible space for work, guests, family and recreation. โ€œRooms can be multi-purpose. We donโ€™t design more or less than the homeowner needs. Details such as open floorplans, curbless showers and wider hallways and doorways should be incorporated to ensure someone can โ€˜age in place.โ€™  No one should have to move as they age. Their home should accommodate them.โ€ 

Since 2019, the Smith Coutis have sold and built approximately 40 houses in the Hudson Valley region and Western Connecticut, and served as interior designer for many of them. They have drawn on their experience designing custom homes while envisioning Moradia. The couple has a deep connection to the community having lived in Ossining for more than 10 years.

The property, on Somerstown Road is close to the downtown of the historic river town, which has seen lots of growth recently while still maintaining historic character. โ€œItโ€™s an old country road with a wonderful aesthetic,โ€ says Turner of the homeโ€™s address.  โ€œThese were industrial towns along the Hudson 150 years ago and they are all having a bit of a renaissance. Itโ€™s kind of the best of both worldsโ€”it has a country setting and it’s minutes from the train and town center.โ€
