“For the buyer who truly wants to just grab the keys, unlock the house and move right in, you really can’t find much else like this,“ says Bernadette Meyer, broker associate with Maury People Sotheby’s International Realty in Nantucket, MA. Her $24.9-million listing is more of a compound than a house. Set on Cisco Beach, one of country’s most iconic surfing beaches, this more-than-6,600-square-foot home has a 1,062-square-foot guest house with an attached one-car garage, all on one of the area’s largest parcels on Nantucket overlooking the ocean. The home was built in 2019 by the current owners, who lived on the land in the former residence to get a feel for the location before building this new home from scratch. To take advantage of the incredible views, they designed the home with an upside-down floor plan—putting all the main living space on the second floor to capture 180-degree views of the Atlantic. Meyer says it would be impossible to recreate this property, given that there are no parcels this size available on Nantucket with this view, even if you were looking to tear down an older home and replace it.

In addition to sweeping lawns down to the beach, the home is designed with vacation living in mind.

“You walk into a dramatic foyer and just beyond is a wonderful sitting area with those sliding doors onto a really deep deck,” says Meyer. The interiors were designed by Maribeth Brostowski, founder of Virian Studios in Boston, MA. Off to the right, a laundry room adorned with a Phillip Jeffries rabbit wallpaper is in the ideal place for gathering towels and sandy suits after long summer beach days. “I love the wall coverings throughout the home,” says Meyer. “In the powder room, the designer chose Phillip Jeffries’ Marbleous, which mimics the look of marble, and it adds a sophisticated flair. In the first-floor living room, a chevron-patterned wall covering in a celery tone, also by Phillip Jeffries, adds visual interest.” On the first floor, two guest rooms have en suite bathrooms, and an oversized home office with French doors has views of the ocean and lawn. “The current owner had a putting green in there, but the space could easily be transformed into a first-floor primary suite,” adds Meyer.

Upstairs, vaulted ceilings and a gas fireplace in the living room set the mood. Large sliding doors walk out to the second-floor porch with views of the ocean and lawn. To the right, a bar area with two Subzero wine refrigerators transitions to a large kitchen with lots of natural light and plenty of counterspace. The gourmet kitchen has top-of-the-line appliances from Subzero, Miele and Wolf, two dishwashers, and a walk-in pantry. “In a house this size, you know you are going to have company, so having that pantry, having all your things organized and room for lots of extras, it’s a real treat,” says Meyer. The space even has a window for natural light when you are on the hunt to find something stored there.

The primary bedroom is a sanctuary with ocean views, two closets, SOMFY remote controlled shades and private access to the deck.

Outside, the second-floor deck has space for outdoor dining and a gas fireplace for chilly shoulder-season nights. Beach days can take place in the front yard, with easy access to the sand without the need to pile in the car. Surfers come from near and far to enjoy the surf. “It’s even just fun to watch the surfers who come to Cisco Beach,” says Meyer, who adds that proximity to amenities is part of what makes the home’s location so desirable. Cisco Brewery, Bartlett Farm and lots of restaurants are within about a three-mile radius.

“There are lots of reasons to come to Nantucket,” says Meyer. “Some people come because it’s a historic place and their gravitation is to downtown and the antique whaling houses. Other people just want to be completely secluded in nature and not to see another house. For the person who really wants to live the summer dream, this is the place to be.”
